Baneasa Residential is part of the Baneasa Development, one of the largest mixed use developments in South-Eastern Europe. At this phase of the development, our office is responsible for developing the urban plan and construction documents for two lots, 6.2 and 8.2, with a total area of 31,133sq.m. The client’s request for high-end residential units was incorporated into 3 modular buildings that repeat along the sites creating a large diversity of apartment types. Under each site there will be two levels of intricately designed parking that can receive up to 1000 cars. Also the basements will have generous storage spaces for each apartment as well as all the necessary technical spaces to provide total comfort for the residents. The total number of apartments will be 482 with a total built area of 61,063sq. m. Lot 6.2, with 14 044sq. m, will have two Module A buildings each one consists of 23 apartments plus two penthouses and seven Module B buildings with 22 apartments and two large penthouses. The landscape design for lot 6.2 is based on the sequence of terraces that will offer the residents the chance to enjoy the serenity of nature. Lot 8.2, with 17,089sq. m, consists of four Module A, three Module B, and two large Module C building types. Module C consists of 46 apartments. The water features will play an important role on lot 8.2. Ranging from water pools to fountains integrated with the pavement, they generate the landscape around them and invite people to gather and socialize. The landscape was designed in collaboration with landscape architect, Robert Storch, a young German practice based in Dresden.
